Tenant Leasing/Placement /Move-Out Fee:
Our typical fee is 6% of the total annual lease (first-year only). A leasing fee is charged to owners to cover the cost associated with advertising and showing your rental property, communicating with prospective tenants, reviewing tenant applications and documentation, pulling and reviewing credit reports, preparing and processing lease paperwork, obtaining move-in funds, returning move-out funds, delivering move-in keys, final move-out walk-throughs and much more!
Example: Rent is $3000/month. $3000 x 12 months x 6% = $2,160
Monthly Management Fee:
Our fee is 6% of the collected monthly rent. A monthly management fee is collected for services associated with accepting and processing rent payments, owner payments, property inspections, handyman maintenance management and emergency maintenance calls.
Example: Rent is $3000/month. $3000 x 6% = $180/month
Repairs:
Included in the monthly management fee above unless the job requires work to be supervised by your property manager. In this case, our supervision fee is 15% of the total invoice.
Example: Total invoice is $1500. $1500 x 15% = $225
Remodeling:
In the event that you wish to update your property, our supervision fee is 15% of the total invoice.
Lease Renewal Fee:
When owners prefer to keep tenants in a fixed-term lease vs. a month to month, the renewal fee is 2% of the total annual lease.
Example: Rent is $3000/month. $3000 x 12 months x 2% = $720
